How to buy at Auction?
1. Register – Review terms and conditions, sign that you will bid by the terms, provide some information about yourself, get your bidder number. Registering is a good way to get on a mailing list for upcoming auctions.
2. Inspect the property, get licensed professional, know what you are buying and what you are willing to pay ahead of time, otherwise do not bid!
3. Know the value of property you intend to buy. Property values are subjective, search online, ask a professional, know the boundaries and conditions involved that affect values. Pay attention to Buyers Premium being added to the high bid. Do not bid if you don’t know the value or cannot calculate the contract price!
4. Understand that down payment is usually non-refundable if you win the bid and can not close the property.
5. Read the purchase contract you are going to sign before you bid!
6.Hire a real estate agent like myself to help you and register them prior to attending the auction.
7. The auctioneer will tell you what is bid and what he is asking for, I bid $100,000 I want $110,000. If you are willing and able to buy at $110,000 raise your number to let the auctioneer know.
8.When the auctioneer declares a winner, you either sign a contract or go look for another home.
